1.Your contract will be sent to the Lender and Attorney for processing in preparation of closing.If you asked for inspections they will be ordered now.Be prepared to pay for inspections up front.
2.Lender will order appraisal. This will be paid up front at your application.It is not refundable.
3.When the appraisal is cleared, seller will pack and make final plans to vacate.Be prepared to hook up power, water, etc and make final preparations for closing.
4.Realtor will do final inspections, like termite, water testing, septic testing (this does not involve digging up the septic – if you wish to have a septic uncovered prepare for a backhoe and the associated costs), schedule closing, prepare final walkthrough, go over closing documents, confirm payoff and title clearance.
5.If you will not be available for closing, overnight packages will be prepared.Please note that overnight may delay due to time zones.
6.Realtor will call you and go over all figures, payoffs to lender and costs you will incur.
7.All final repairs, bills, surveys, are submitted to attorney for HUD-1 preparation and payment at closing.
8.Keys are transferred with ownership at closing table.
9.Early move-ins are difficult.If you need different timing let the Realtor know.Liability issues and insurance issues can become real problems if buyers accept early occupancy.
10.Make very sure you have had all issues cleared before closing.This is the engagement and when the wedding is over, it is over.There are no do-overs in purchases.Do not hesitate to ask your Realtor any question you wish.
Do not open new credit during the purchase – you may get a credit rating change that will kill your purchase.
